Job Summary:

We are seeking an experienced and highly organized Project Manager to oversee association projects on the exterior of the buildings as well as work to be done inside condominium units. The ideal candidate will be responsible for coordinating all aspects of the project, ensuring timely delivery, and managing relationships with contractors, homeowners, and tenants (where applicable). This role will involve scheduling, budgeting, quality control, and communication, ensuring projects are completed on time, within budget, and to the satisfaction of all the Board of Directors.

Key Responsibilities:

  • Project Oversight: Oversee the day-to-day operations of construction projects, ensuring that work is progressing according to the project plan, timeline, and budget.
  • Scheduling: Develop, maintain, and adjust project schedules, ensuring that all tasks are completed on time. Coordinate and manage scheduling for contractors, suppliers, and subcontractors to avoid delays.
  • Contractor Management: Manage relationships with contractors and subcontractors, ensuring their work meets quality standards and is completed within the agreed timeline.
  • Communication with Homeowners: Serve as the primary point of contact for homeowners, addressing any questions, concerns, or updates related to the project. Maintain transparency throughout the project.
  • Budget Management: Monitor and manage project budgets, tracking expenses, and identifying potential cost overruns. Work with the team to ensure financial goals are met.
  • Risk Management: Proactively identify potential risks to project timelines, costs, or quality, and implement strategies to mitigate these risks.
  • Quality Control: Ensure all work is performed to the highest quality standards and that any issues are addressed promptly.
  • Documentation: Maintain comprehensive project records, including contracts, permits, inspections, change orders, and progress reports.
  • Compliance: Ensure that all projects comply with local regulations, codes, and safety standards.
  • Problem Resolution: Handle any issues or challenges that arise during the course of the project, finding solutions in a timely and cost-effective manner.
  • RFP Development and Bidding: Develop and distribute RFP’s (Request for Proposals) to vendors, hold bid meetings and provide a summary of the proposals to the Board of Directors for consideration and approval.

Qualifications:

  • Proven experience as a Project Manager in residential construction or a similar field.
  • Strong knowledge of construction processes, including scheduling, budgeting, and contractor coordination.
  • Excellent communication and interpersonal skills to work effectively with homeowners, contractors, and other stakeholders.
  • Ability to manage multiple projects and prioritize tasks.
  • Strong problem-solving and decision-making skills.
  • Familiarity with project management software and tools.
  • A degree in Construction Management, Civil Engineering, or a related field is preferred.
  • Certification in Project Management (PMP, CAPM) is a plus.

Working Conditions:

  • Full-time position with flexibility to travel to job sites.
  • Ability to work in both office and on-site environments.
  • Occasional weekend or evening work may be required based on project timelines.
