Position Overview:

We are seeking a detail-oriented and highly organized Rental Property Accountant to manage the financial operations of rental properties for our clients. In this role, you will play a vital part in maintaining accurate financial records, preparing insightful reports, and providing strategic financial guidance to optimize property performance. You will work closely with property managers, landlords, and tenants to ensure the financial health and profitability of rental properties.

Key Responsibilities:

  • Bookkeeping and Financial Management:
    • Maintain accurate and up-to-date records of rent payments, cash balances, and general ledger entries.
    • Track and manage accounts payable and receivable to ensure timely and accurate processing.
  • Financial Reporting:
    • Prepare comprehensive financial statements, including balance sheets, income statements, and cash flow statements, to provide a clear overview of each property's financial status.
    • Deliver monthly, quarterly, and annual financial reports to property owners and management, highlighting key performance metrics and trends.
  • Account Reconciliation:
    • Reconcile all accounts, including bank statements, to ensure accuracy and integrity of financial data.
    • Verify tenant statements and resolve any discrepancies in a timely and professional manner.
  • Budgeting and Forecasting:
    • Develop and maintain budgets and financial forecasts for rental properties, monitoring spending against budgetary limits.
    • Analyze financial data to identify cost-saving opportunities and provide strategic advice to property owners on optimizing financial performance.
  • Tenant and Lease Management:
    • Generate tenant statements and provide owners with detailed reports on rental income, expenses, and any outstanding balances.
    • Review and validate lease information, ensuring that all property and tenant lease data is accurately recorded and maintained.
  • Research and Audit:
    • Conduct thorough research and audits to address tenant inquiries and verify financial data, ensuring compliance with all legal and financial regulations.
    • Identify discrepancies and implement corrective actions to maintain accurate financial records.
  • Collaboration and Communication:
    • Collaborate with property managers and other stakeholders to ensure smooth financial operations and address any financial concerns or discrepancies.
    • Provide clear and concise communication to property owners and tenants regarding financial matters, ensuring transparency and understanding.

Qualifications:

  • Bachelor’s degree in Accounting, Finance, or a related field.
  • Proven experience as an accountant in property management or real estate.
  • Strong understanding of accounting principles, financial reporting, and budgeting.
  • Proficiency in accounting software (e.g., QuickBooks, Yardi, AppFolio) and Microsoft Office Suite (Excel, Word).
