Essential Duties and Responsibilities:
Leasing Responsibilities:
Oversee property rentals by advertising vacancies, filling them promptly, negotiating and enforcing leases, and ensuring premises are secure and well-maintained.
Set competitive rental rates by analyzing local market trends and calculating operational costs to achieve profit targets.
Attract tenants through effective advertising, leveraging referrals, showcasing the advantages of our locations and services, and conducting property tours.
Engage tenants by negotiating lease agreements and collecting security deposits.
Maintenance, Operations, and Financial Management:
Manage daily operations across a portfolio of properties, maintaining direct communication with property owners about financial performance and occupancy details.
Achieve financial goals through diligent rent collection, bill payments, variance analysis, and implementing corrective measures as needed.
Ensure property maintenance by resolving tenant complaints, enforcing occupancy rules, inspecting units, completing necessary repairs, and overseeing renovations.
Contract with service providers for property system maintenance and supervise repair efforts.
Delegate maintenance tasks efficiently to ensure the maintenance department operates at a high productivity level.
Contribute to organizational goals by taking initiative in new tasks and seeking opportunities to enhance job performance.
Additional Responsibilities:
Be prepared to take on other tasks as directed by management, understanding that job duties may evolve.

Experience/Training:
A minimum of 2 years experience in rental property management, preferably in Washington, DC.
An Associate degree or equivalent from a two-year college or technical school, or a combination of relevant education and experience.
Compensation and Benefits:
Annual Salary: $65,000 - $75,000 depending on experience and an active broker's license
Leasing commission incentives.
